I was interested in Real Estate investing lately. I listened a lot to the Bigger Pockets podcast. I also picked up the "The Millionaire Real Estate Investor" book to get a big picture of the whole real estate investing.
Bay area is a very interesting place for real estate investing. The hot house price makes the market hard to enter but also appealing to invest.
Here are a few points I learned from the book:
* "Buy & Hold" is probably the best strategy to implement in Bay Area due to high appreacatie rate and low cash flow. Here is a worksheet in Google Sheet version I created:

* Keep track of business development, new construction, zoning changes, highway construction, recreational development to predict house trend.
* 1031 exchange: pay no tax on capital gain when upgrade houses
